Hallway
For salon suite operators

Know what your building needs today.

One screen shows rent, renewals, repairs, leads and expiring insurance across every suite. Then it does the chasing for you.

Built by the operator of Kierland Salon Suites in Scottsdale.

Running a suite building shouldn't take five apps and a memory.

Most operators keep the building in their head. That works until a lease lapses, a rent draft bounces, or the owner asks how last month went.

Renewals slipA lease ends and nobody sent new terms. Now the suite is month to month at last year's rate.
Rent goes quietA draft comes back, and you find out two weeks later from the bank statement.
Paperwork expiresTenant insurance, fire inspections, extinguisher tags. Each has its own date and nobody is watching.

One screen for the whole hallway.

Hallway reads what you already use, your email, bank and rent roll, and tells you what needs you today.

Renewals

Renewals, priced and sent

A suggested rate for every lease coming due, with the reasons behind it. Send it to sign and see when the tenant opens it.

Rent

Rent that didn't land

Returned drafts and late payments show up the same day, with a ledger for each suite, late fees and automatic reminders.

Expirations

Nothing quietly expires

How the pilot works

You don't set anything up. I do it with you, using your real building.

  1. Send your rent roll

A spreadsheet, a PDF or a photo of it. Whatever you have today is enough to start.

  2. I set up your building

Suites, tenants, rents and lease dates go in. Connecting email and bank is optional and read-only.

  3. Use it for 30 days

Check it each morning, and I send your first owner report with you. Then tell me what's missing.

Built by an operator

I took Kierland Salon Suites in Scottsdale from partly empty to fully leased in six months, after years managing software teams. Hallway is the tool I wished I had.

Questions operators ask

Do I have to switch from what I use now?

No. Hallway works on top of your email, bank and spreadsheets. Keep collecting rent the way you do today; Hallway watches it and tells you what needs attention.

Do my tenants need to download anything?

No. Tenants get a simple link to their own page where they can see their lease, upload an insurance certificate or report an issue. Nothing to install.

Is my data safe?

Email and bank connections are read-only. Hallway never sees your bank password and can't move money or send email from your account. You can disconnect at any time.

How much time does the pilot take?

About 15 minutes to send your rent roll and walk through your building with me. After that, a minute or two each morning.

What happens after 30 days?

If you want to keep it, it's $249 per building per month, and pilot buildings keep that price for their first year. If not, you stop and owe nothing.

Let's talk about your building.

Email or text me and we'll set up a 15-minute call. If you're in the Phoenix area, I'm happy to stop by.
